There’s alot of talk today about real estate. With sub-prime loans hitting the fan and trickling into the prime loan market, we have a rare opportunity right now, that may not be available again for a long, long time.

Hello, my name is John Mulhollem. I have been in the real estate market for about 12 yrs. I have flipped a number of properties during these years, most being single family homes. I can honestly say, that real estate is and always will be, the most lucrative and safest investment in the world.

For those of you that know little or nothing about real estate or flipping properties, I am going to share a bit of my experience in this field.

Flipping a property is basically buying a under valued piece of real estate and re-selling it for a profit. In most cases, these properties need to be fixed, remodeled or updated.

There is alot more work in doing this than most people believe. In future posts, I will be diving into some of the details, that surround this arena in the aspects of costs and risks.

Right now is the perfect time to jump into this opportunity. The number of foreclosures are rising at a drastic rate. With interest rates heading lower, it opens up a tremendous opportunity for profits.

While the overall market price of homes is heading down, it also reflects in the price of the foreclosures. This also makes buying a home more attractive for people looking to upgrade there lifestyle, making the overall market more attractive to buyers.

For those of you that have ever had thoughts of doing this on your own, be careful. Its not as easy as it looks on television. Being successful in this business requires a vast knowledge of everything from market values to repair costs. You need to be well versed on what people are looking for and are wanting to buy. You want to attract as much of the buyers market as possible to move the property quickly. Certain aspects of a home can greatly increase the overall attraction. I will be writing about this in more detail in my next post.
